I agree. It is amazing how reports coming out cite to trends in foreclosures and imply that it is economy related and not tied to moratoriums or judicially led changes in procedure. Even the lawsuit involving the top 5 banks had a chilling effect on foreclosures that was completely independent from pure economics.

The same could be true for commercial property, but for environmental concerns, the purchaser has the responsibility to conduct its own due diligence by ordering a Phase I Environmental Site Assessment in order to protect itself from CERCLA liability. The omission of environmental due diligence has resulted in disputes of various kinds.

Ponzi schemes are against the law. There was no gap in the regulations! Where was the SEC?? Even after the SEC was warned there was something going on, they choose to ignore the evidence. Some of the people at SEC should be fired or go to prison with Madoff.

You'll need to check with your attorney and title insurance company. Most company's standards differ as to when a reissue rate may apply.

I just found out today there are lineage requirements that I have not heard mentioned. Why has no one covered these. This could really hurt someone that doesn't know that you could not buy a house from mother, father, grand-parents, and I don't know whom else.
